The days are growing longer, the temperature is rising and the sun is shining, finally spring on MV!

The latest home was set in Vineyard Haven, the property is comprised of 4 bedrooms, 2.5 baths with a finished basement. The property is about 2,275 sq. feet plus the finished basement of 1,050 sq. ft.  The crew is buttoning up the property and will start the exterior shingles soon.  Here are some photos from set day:

Our next set is coming up in a month April 20 & 21st in Edgartown on Middle Street.  The home has been demolished and the foundation will start soon.

We will take May off from setting a house and be right back at it in June.  The home is also a demo/re-build in Edgartown on Curtis Lane. Here is the home to be demolished this spring.

At our project in Oak Bluffs on Puritan Drive the subs are laying the hardwood flooring and drywall is going up.

The other Oak Bluffs project on Simpson Ave. the exterior siding is being finished up.  The electrical and plumbing roughs are all complete.  Insulation will begin soon.

In Vineyard Haven the Montessori School has a temporary certificate of occupancy so the school can begin to set up desks and tables and chairs etc.  Once the exterior site work is completed they will receive the full certificate and be able to begin teaching in the new building. The site work is in progress this spring.

Lastly our other modular project in Vineyard Haven on the waterfront is almost done being furnished. Here are some sample photos before the home is listed on our website.

March on MV….one day it is 45 degrees and sunny the next day it is windy with a windchill of 0.  You never know what you are going to get with the weather in New England but we roll with it working in construction.

In Vineyard Haven the next modular site is well underway. The plumber is installing a pump in the basement for a future bathroom.  The foundation will be inspected, the water seal will be applied and the window well installed. Then backfilled all before the modular boxes are set on March 17th.

The home that we set in January’s exterior is coming together nicely.  The home has been insulated.  The drywall will be coming up next.  The flooring has been delivered and acclimating for installation.

The next modular home is set to be delivered in April in Edgartown.  There is a current home on the site that will be demolished in the next few weeks. Photos will be posted!

The Groundhog saw his shadow this week…6 more weeks of winter…fowl weather or not we are on one of the job sites with our aggressive winter schedule to follow.

Starting in Edgartown/Katama the modular is now complete with the certificate of occupancy.  The Owner can now decorate and move in! One job off of the list….

Continuing in Edgartown we have another modular home to be set on Middle Street in April. The current home on the lot will be demolished. The owners have cleared out the property and water has been turned off. Electrical will be shut off soon. We will keep you updated on the progress.

In Oak Bluffs the modular we set last month on Puritan Drive is currently working on framing of the front porch and back deck.  Next the carpenters will shingle.  The plumber and electricians are working on their roughs.

Also, in Oak Bluffs we have another modular set next week on Simpson Ave. The foundation is set and almost ready for the boxes to be set on top. This week the electrical service is going on the ground and the excavators will back fill the foundation.  Stay tuned!

Now heading to Vineyard Haven we have the Vineyard Montessori School nearing the end of the project.  The handrails and grab bars and signage is going up.  The school landscaping should be done in the next few weeks.  The final inspections should be coming soon the project is almost ready for the students!

Just down the road a bit our water front home on Main Street is complete we are waiting on the appliances to be delivered.  With COVID we have seen a delay in appliances at a few of our jobs.  Order your appliances early folks!  The furniture has been delivered and set up.  The home looks amazing!!!!

Around the corner on Iroquois  Avenue the large renovation project has completed the indoor framing and new roof. The new electrical and plumbing roughs have been finished.  The new kitchen, bathrooms and flooring has been ordered!

This winter we have lots of jobs going on, a big push to start the year off right.  Last week we had a new modular set in Oak Bluffs on Puritan Drive! The home went up in just about 4 hours, record time and everything went pretty smooth.  The new owners were on sit to see the crane lift the boxes and place them on the foundation.  The home over the next few months will be completed on-site. The exterior work is in progress now. The basement concrete floor was poured today.

Our next modular set is coming up in just a few weeks. The site is also in Oak Bluffs on Simpson Ave. The walls are poured, stripped and need to be weatherproofed for inspection which will be happening in the next few days. 

Down the road on East Chop the garage apartment is at the end of the project. The countertops have been installed by Skyline Marble and Granite.  The medicine cabinets have been installed in the bathroom.  The painters are finishing up. The tile work for backsplash in progress. Cable rail for the deck is in progress.  Electric inspection has already called in and propane and plumbing first of next week. The concrete slab for the driveway will be  poured tomorrow.

We have numerous renovation jobs going on all at different stages.  We two more modulars in the works to be delivered this spring. One in March in Vineyard Haven and the other in April in Edgartown. Looks like we have a very busy winter/spring ahead of us.  Stay tuned to see updates of the projects.

New Year brings new projects!

Come January 14th the new home will be set at Puritan Drive. The foundation is ready to go!

The next lot on Simpson Ave. is in progress the forums are in.  Once inspected they will pour the concrete. 

Our Main Street job in Vineyard Haven is nearing completion. The appliances are in,  the furniture is being delivered next week.  Final inspections are in progress.

Last night we had few inches of snow followed by rain and high winds. It is not pleasant out there folks!  The contractors and subs are busy doing inside work today.

In Vineyard Haven we are doing a renovation opening up some dormers.

The Vineyard Montessori new school building has drywall going up. Heating and cooling system is being installed. Flooring will be installed soon.

At the water front home on Main Street in Vineyard haven the electricians are installing light fixtures in the bathrooms and throughout the home.  The plumber installed the faucets and shower heads.  Appliances were delivered.  Painting is complete. Furniture will be coming soon!

At my own house we are starting to demo the floor add new Sawyer Mason wide plank flooring. A new kitchen, 6 windows and two new doors.  The master bath will get remodeled with a new walk in tiled shower, tiled floor and new vanity.  The exterior will have new shingles and trim.  It is fun being able to pick out items our clients use and put them in your own home!

The holiday season is upon is and the New Year is only 31 days away.  We are hoping in 2021 that the Corona Virus pandemic comes to an end and we are all able to see our family and friends and travel again.  The virus has been more active on the island the last few weeks causing the rules to change on the job sites. With that being said our crew is still focusing on completing the current projects before the next round rolls in.

It is more of a challenge these days to get permits and projects in the works with COVID which can set completion dates back but we are doing the best we can.

Here’s an update on a few of the homes:

In Oak Bluffs we have two new modulars to be set one in January  on Puritan Avenue and the other in February on Simpson Ave.  Site work has started on those projects.  The modular set on Simpson Ave.  will have the current home demoed in the up-coming weeks. Below are photos of the Puritan Ave. site that has been cleared.

In Edgartown-Katama area the backsplash has been installed. Bathroom toilets, sinks and tub have been hooked up. The owner has been sending light fixtures for the electrician to put up. Once the electrical is complete they will start to get the final inspections.

The garage on East Chop currently has the flooring going down and the tile work in the bathroom.

Lots of progress happening despite COVID.  Hopefully things start to calm down and everyone can enjoy the holiday season.  Until next time!

Where has the time gone? October is coming to an end, then the holidays will be just around the corner.  The fishing derby has ended, restaurants are closing for the season and soon the island will start to quiet down.  We are still working as hard as ever to get all our current projects completed, meanwhile new projects are in the pipeline.

In Vineyard Haven the Main Street home on the water is almost complete. The landscaping has been finished, the hardwood flooring has been laid, the painters are working hard on the large project. The finish carpenter is installing wainscoting in the powder room and finishing up the baseboards. Interior photos to come soon.

In Oak Bluffs the garage  apartment project appliances have been ordered, electrical and plumbing roughs have been completed. The garage apartment should be completed by the end of November.

The Oak Bluffs modular on Hampson Ave. landscaping has been completed and pool too!

The Vineyard Montessori School new building was set last week and the crew is under way to buttoning up the exterior.

The Edgartown/Katama project on Milikin Way has had the dry wall subcontractors in, owner will be painting themselves after the project is complete.  Flooring has been delivered and started being put down.  Things are nearing the end.

Our next modular home will be set in January in Oak Bluffs followed by another set in February.  We have two homes waiting on zoning board meetings than their set dates will be approved.  We have a handful of renovation projects in the works at this time.  Everyone is working hard despite the pandemic going on.  Stay healthy and safe!

Fall is in the air today and a few tourists have left the island, although still pretty steady here especially on the weekends.  We are still working hard and continue to be busy.

In Vineyard Haven on West Chop things are nearing the end for us.  The finish work is in progress.  All the trim on the windows and doors are complete with the exception of the sliders which they are currently working on.  The custom closets shelving has been installed.  The wainscoting is almost complete.  The painters have begun to do the interior work.  Next week the wood flooring will begin.  The septic is going in toady. The project is nearing completion and almost ready for the final touches. The owner has listed the home for sale for $5,890,000!

Down the road a little bit closer to town the Vineyard Montessori School new building foundation is in progress and the pouring of the concrete will be next week.  The school building will be set on the foundation after Columbus Day.

In Oak Bluffs we have a stick built garage with high end finishes going up with an apartment above.

In Edgartown, Katama our set at the end of August has been sided and trim is up.  The deck is currently being installed. The electrical and plumbing roughs have been completed. The owner has picked out the counter tops and they have been ordered for the kitchen.

Labor Day is around the corner.  The summer is coming to an end.  We made it!  It was busy and different this year with the pandemic but we survived and continue to work hard.

The pool and fencing are in progress on Hampson Ave.  Final photos to come upon completion.  The owners on Spruce Ave are enjoying their new home.

Up on West Chop the dehumidifiers are in place acclimating for the wood floor install scheduled to start next week.  The trim and baseboards going in to bathrooms.

At the latest set in Katama the work continues to button up the house.  Exterior and subs have started their roughs inspections.

The Vineyard Montessori School in Vineyard Haven is expanding and the foundation is foundation is in place.  The modular set is due to come to the island mid October.
