Summer 2024 Update

Summer is in full swing on the island.  The island is bustling with visitors.  Construction continues to be very busy on the island.  We recently completed three homes around the island and have another project nearing the end.  We set a new home in Vineyard Haven in June. The next wave of modular sets is coming this fall. Site work has begun for the next four homes.

Here is what we have been up to lately!

Edgartown, Farmers’ Road modular: Completed last week the owners moved in and are busy decorating.  This 3,900 square feet home consists of 5 spacious bedrooms, 5 full baths, one half bath. The home has an open living room, dining room and great room area that looks out over the rear deck.  The first floor has 4 bedrooms and office and a bonus room.  The home has been furnished and decorated by Vineyard Decorators. In West Tisbury on Vineyard Meadow Farms Road the owners now have moved in and are enjoying their Vineyard Summer.  The home is 3,200 square feet. There are 6 bedrooms, 4.5 bathrooms and a detached garage. This home was furnished and decorated by Vineyard Decorators.  The rear of the home has an expansive deck and patio perfect for entertaining.  Custom cabinetry in the mudroom, two fireplaces, open concept kitchen, dining and living room.

 

In Edgartown we finished up with the Major’s Cove home.  This 3,300 square foot property is 5 bedrooms, 4.5 bathrooms, attached two car garage. and outside shower. The home is currently rented till October. Interior photos will come in the fall.

 

Down the road we are nearing completion of the Haystack Lane modular.  The home is 3 bedrooms, 2.5 bathrooms. The painters are in progress. The tile work is complete. Once the painters are complete the finish carpenters will come back to tie up loose ends.

Spring Set Day

Spring has arrived its 50 degrees and partly cloudy today.  Not bad weather to have for a set day!  Today we set a 2,023 square foot custom designed modular Colonial home in Oak Bluffs.  The property is located on Richmond Avenue.  The owners were able to be on site to watch the set happen in action from unloading the trailers to watching the cranes hoist the boxes on to the foundation.  The set crew is working on buttoning up the property after all four boxes were set.

   

The home was designed as a three bedroom, three full bath and two half bath home.  The first floor  is an open kitchen, dining and living area along with a first floor master suite.  The second floor contains two additional bedroom suites.  There is an open loft area that looks down to the living area.  On site the carpenters will build a sunroom on the back of the home. The contractors will also site build the front porch and back deck.  The basement will be partially finished with a family room and half bath.

 

We cannot wait to see the progress over the next few months and see what finishes the owner has picked out.  Target finish date is around July.

 

Winter Update

Hard to believe its the middle of January. Time has flown by and we continue to be busy here at Squash Meadow.

Our 100th home that we set in June has been completed and the owners are in the process of furnishing the home. Here are a few sneak peak photos…more to come in the next few weeks.

 

 

 

The job set at the end of the summer on Vineyard Meadow Farms Road the garage has been stick built. The drywall is complete, the wood ceiling in the great room is going in.  The flooring was delivered yesterday and now starting to acclimate before being installed.

 

 

We set a new home in November in Major’s Cove, Edgartown.  Crews are starting the siding and rear deck boards.   Once the left gable is completed we can set the compressors and get heat on in the house to start tile work. Tile delivery expected today.

 

In December we set another home in Katama on Farmer’s Road. .  The carpenters are pushing ahead on the exterior facia and trim.

 

Coming up in February we have a home being set in Edgartown on Haystack Lane. The foundation is complete and inspection called in.

Site work continues in Oak Bluffs on Richmond Avenue for the modular set coming at the end of March.

Lots of projects happening all at once but its great to be busy!

Fall on MV

Fall on MV came up quick!  The island has emptied out a bit but still bustling with the fishing derby. 

Our very own Bill Potter has landed himself an impressive false albacore weighing in at a whopping 19.21 lbs. This is the second largest false albacore in derby history. Congrats to Bill!

The Edgartown modular we set on Holly Bear Lane is complete and the owners are working on furnishing the property and landscaping.  We hope the owners enjoy their new island home! 

 

Our next modular set is coming up at the beginning of November. Site work is in progress.

Summer Is Flying By

How is it August? Some how the summer is flying by!  We have been very busy per usual.

Our #100th home that we set in June is coming along great! the Exterior siding is in progress, decking in progress.  The custom wood flooring has been ordered and should be delivered to the island in a few weeks.  The plumbing, electrical and HVAC are all in progress.

 

The Charles Neck Way hybrid modular garage is complete! Two new outside showers to enjoy after the beach!

 

The Christiantown Road in West Tisbury modular is also complete!  The owners are in for the summer and decorating their home!

 

On Holly Bear the sub contractors are finishing up and calling in their final inspections.  The counter tops have been installed, the painters are finishing up on the first floor.  The landscaping is in progress.  Nearing the final stages of the project!

 

The next set is coming up at the end of the month August 30th. The foundation is in progress! We will continue to update you on our projects!

Memorial Day Push

Memorial Day weekend is about a away! Hard to believe the busy summer season on Martha’s Vineyard is already here.  We are in the process of trying to complete projects for owners to use their homes this summer!

On East Chop the renovation project the landscaping is in progress as well as the fencing. Electrician and plumber will be submitting their final inspections. The smoke inspection has been scheduled.

 

On Circuit Avenue Oak Bluffs the flooring has been installed on the second floor.  The contractor is working on the first floor today.  The tile contractor is working in the bathroom on the shower walls.

 

We have a new job in West Tisbury coming to Vineyard Meadow Farm Road at the end of the summer.  The permitting process has started and the clearing of the lot will begin soon.

The hybrid modular garage in West Tisbury on Charles Neck Way is in the finish carpentry stage.  They are installing interior trim on interior windows and doors. The shiplap has been installed in the breeze way. The interior stairs to the bedrooms are in progress.  Tile work has been completed in the bathroom and the breeze way.

 

 

Also, in West Tisbury on Christiantown Road the landscapers are installing walk ways and steps. The painters are making headway. The home energy rating system has been completed and came back with an excellent rating.

 

In Edgartown on Holly Bear the insulation and exterior siding being completed.  Electrician working on exterior fixtures for decks and porch.  HVAC ductwork also being finished up.  The flooring is in the house being acclimated. Drywall and tile work starting in the near future.

 

In Katama we have another site that been cleared, the property is currently being staked. House set date is to be determined this fall.

On Division Road in Edgartown is the site for Squash Meadow’s #100th modular home set which is coming in two weeks!!  The foundation is complete, the trench for the electrical has been dug and just waiting on Eversource to install power.  The home is on the line at the factory where the owners are visiting to see their house in production!

Quick update!

Happy April!  Hoping for warmer weather and sunshine this month! Here is a quick update on our current projects.

The Circuit Avenue, Oak Bluffs home insulation is complete, drywall has started. Exterior corner boards that were special ordered have arrived on site.

The Oak Bluffs East Chop renovation has had the counter tops in the kitchen installed this week. The interior painting is 90% complete. The kemper on part of the roofs is in progress.

Up in West Tisbury at the garage addition the insulation is complete and the contractors are working on the entrances to the breezeway and side of the garage. Counter top in the bathroom was installed by Skyline Marble and Granite. Drywall to start next week.

Also, in West Tisbury the modular on Christiantown Road is having the counter tops templated next week.  The cable rail on the decking has been completed. The outside shower is done. Inside contractors are hanging doors and trim.  Painters will be starting soon.

At the last West Tisbury property on Kaitlyn Farm Way the property is tying up loose ends to call in for final inspection and get the certificate of occupancy!

Moving on to Edgartown we have the property we set a few weeks ago now has electric to the site. The exterior trim and soffits are going up. The garage floor concrete has been poured and the rough plumbing has been completed and called in for inspection.

Last but not least our 100th home being set in Edgartown on Division Road has been cleared, site has been staked by the engineers and the excavation has begun. The engineers will come stake the hole next week and the foundation will start towards the end of next week.

Squash Meadow’s 100th Modular set!

Squash Meadow is excited to set our 100th home on Martha’s Vineyard!    On June 7th the home will be set in Edgartown on Division Road.  The site work has begun on the lot.  Clearing and tree removal.  The excavation will begin towards the end of next week. The home is set for production in the Westchester Modular factory starting the week of May 8th.  Throughout the process we will post blogs, photos and video’s to share the experience.

At the home we set in Edgartown in March things are coming along. Carpentry Crews continue on exterior. Basement slab was poured this morning. Scheduled to pour garage floor today.

This week flew by and hard to believe next week will be spring!

On East Chop in Oak Bluffs at the renovation project carpentry on the back side interior of the house has been completed and painters have started. Exterior siding continues and carpentry continues in upstairs bedrooms and baths. The kitchen cabinets have been installed.

 

We are very busy here, trying to wrap up some projects, some new projects starting. We hope everyone has a happy spring!
