This week we had two modular jobs come over on the barge. The first was a house set in Oak Bluffs yesterday and today we set a hybrid garage with a breezeway attaching to a modular home we had previously built.

Besides these two modular homes that were set this week we have a handful of other jobs in various stages.

In West Tisbury we have two modular in progress… On Kaitlyn Farm Way the contractors are installing interior trim and painting, photos to come.

On Christiantown Road the crews continues to work on the decking and siding.

Back down island in Oak Bluffs we have a renovation job that the crews are installing new windows this week.

In Edgartown on Holly Bear we have the foundation and site work in progress.  This modular is set to arrive the beginning of March.

Welcome 2023!  New year, new goals, new homes to set, new friendships to form.  Lets get started!

A the end of January we have two modular projects coming on the barge on the same day! You heard me…two sets…one day.  Yes, that will be a crazy day.

In West Tisbury-The first project is hybrid approach garage. The two bay garage and breezeway to the home will be stick built on site at the property. Westchester Modular has built the boxes for the finished portion of the garage. Upstairs there will be two bedrooms and one bath. Approximately 795 square feet of living space. The sill plates and framing have started. Owners are in the process of picking out the garage doors to order.

The second project being set on January 25th is in Oak Bluffs close to town off Circuit Avenue. The home is a 2 story custom colonial with approximately 2000 square feet. The foundation is ready to go! The home will consist of 3 bedrooms, 2.5 bathrooms, screened in porch

We have many projects going on all in different stages….

In West Tisbury the home we set in December is coming along.  The crews continued working on the exterior including the decks and porches.  Some HVAC equipment has been moved into the basement for installation.  Owners just picked out their hardwood flooring and that has been ordered!

A new modular that will be set in March in Edgartown has had site work begin.

The renovation project in East Chop is waiting for new windows to arrive and the new screened porch and decking is underway.

We better get back to work on these projects! Wishing everyone a healthy and successful year ahead!

The holiday season is upon us! It arrived very quickly! Time seems to be moving faster and faster.

Squash Meadow set a new home this week in West Tisbury off Christiantown Road.  The Westchester modular boxes arrived on the barge on Tuesday evening, we unloaded them and on Wednesday morning bright and early the crews transported the boxes up island to the site.  The crews worked through the rain to secure the boxes on the foundation.  Today the weather had improved and the set crew completed the roof in the dry weather.

This custom designed home is over3,000 square feet. Five bedrooms, three and half baths. The first floor features a great room, open dining and kitchen area. The master bedroom and bath along with a half bath, laundry room.  Ample deck off the back, screened in porch and much more!  The second floor has 4 bedrooms and two bathrooms and a sitting area.

The happy owners were on site to watch the progress throughout the set and do a walk through the home today. We cannot wait to see the final product in the coming months.

Fall is in full swing. The MV Bass and Bluefish derby is nearing the end.  We had a stretch of rain and wind for about 5-6 days but today the sun is finally shining just in time for the holiday weekend. Things continue to be busy!

We set a new modular home a few weeks back in West Tisbury. Here are some set day photos.

Demolition of an older home began this week at another site in West Tisbury. The new modular will be set coming up December 7th.

The Edgartown Golf Club employee housing is coming along. The hardwood flooring going down.

On Puritan Drive in Oak Bluffs #21  the drywall has been completed.  The railings installed, trim in place and painters working hard.  Gutters are in progress things are shaping up nicely and soon the owners will be able to put their final touches on their new island home!

#5 Puritan Drive is at the punch list stage. Owners have moved their furniture and begun decorating! Grass and landscaping in progress. Waiting on the garage doors to be hung and some other odds and ends but the majority of the work has been completed. Completed photos will be on the website soon!

#4 Chambers Way, Edgartown is completed and on our website.  The owner sold the home and are in the process of planning another modular with us!

Wow summer is winding down fast.  We have been very busy here completing homes before the next modular arrives on September 21st.

Here is quick update on #21 Puritan Drive, Oak Bluffs.

Electrical and painters working away on the interior.  Hardwood floors are acclimating for install and crew finishing up the exterior.

Down the road at #5 Puritan we are headed for the finish line.  All trades finishing up and we start calling in final inspections.

The Duplex at Edgartown Golf Club for their employee housing is coming along great. Photos to share soon!

The photos for the completed Chambers Way home in Edgartown should be up on website by the end of the week. Take a look to see how it turned out.

We will be busy wrapping these homes up and preparing for our September 21st set in West Tisbury on Kaitlyn Farm Way!

The next set after that is the beginning of December also in West Tisbury. The owners are in the process of emptying the house and it will be a teardown on Christiantown Road.

Summer on MV is a busy place. Lots of traffic, bikes and people milling around.  Yesterday we set a duplex employee housing for Edgartown Golf Club.  It was a hot day but the set went well.

The duplex is a total of 2,975 square feet.  On one side there are 3 bedrooms, 2.5 baths and on the other side its 2 bedrooms and 1.5 baths. It is a great addition to the island as housing is very hard to find.

Our next modular set is not till September but we have lots of work to do till then.

The modular on Chamber’s Way, Edgartown passed all its inspections and has the certificate of occupancy.  The cleaning crew and furniture company will be in over the next few days. Final photos to come soon.

Yesterday was set day in Oak Bluffs on Puritan Drive. The weather was not very cooperative in the morning with rain but the afternoon cleared and it ended up being a great day.
The Colonial style home has over 2,950 sq. feet. There are 4 bedrooms, 3.5 bathrooms. The home will have a site built two bay garage added. Time to get to work!

Memorial Day push us upon us. We have one modular job completed this week as well as a finished basement and bathroom renovation.
In Vineyard Haven the Clough Lane owners now have their certificate of occupancy. The owners have begun to move in their furniture. Completed photos will be added soon to our website once the owners are settled.

The process with you has been so valuable. In our first meetings with you and Dave, we learned that we could design anything that we could imagine. Then in the next meetings we refined our hopes. Then it was amazing with all the stages of construction with you and Matt and Rich and John. I have also really enjoyed getting to know Robo this last week, not to mention Woody and all the others at Squash Meadow. You have made and kept a great and loyal team.

I am most impressed with the quality at every point and the commitment of all of Squash Meadow to have an excellent result with every effort.

You have enabled us to make a new home for our family, old friends and new friends.

The finished basement off of Vineyard Meadow Farms Road came out nicely:

The modular on Chamber’s Way is coming along. The counter tops have been installed. Siding complete.

The next two modular sites are in progress. We have a set coming up on June 8th on Puritan Drive, Oak Bluffs and one on July 13th in Edgartown.

Attention to detail….sometimes when taking photographs of these homes we don’t realize how much thought, drawings and effort it goes in to creating  and constructing one custom piece.  From custom shelves and mudrooms to home offices and fireplaces mantels there is a lot of detail that goes into the building of the the item. One of our finish carpenters recently constructed this custom fireplace mantel. Here is the progression of the fireplace surround from start to finish.

It is neat to see the process and changes from start to finish! Cannot wait to see the living room completed with furnishings and TV!  Stay tuned for more custom work.

Sunny and in the 50’s today, great day to be working outside in February in New England.  As always we have bunch of jobs going on in all different stages.

Starting with Chamber’s Way, Edgartown the foundation has been backfilled, sill plates going in early next week and the modular will arrive on island on Wednesday. The forecast is looking good for set day in the 40’s and sunny.  Set pictures to follow!

60 Curtis Lane is in the final building inspection called in.  Certificate of occupancy to follow! Owners will be able to move all their furniture in and start enjoying their new home! This home had a number of custom add ons like the custom desks and floating shelves, the mudroom with built-ins and fireplace.  Cannot wait to see what it looks like with the owners touches!

Moving on to 50 Curtis Lane, Edgartown the painters are in progress, the interior trim is being installed. Here are some progress photos.

In Vineyard Haven, off Franklin Street the contractors are shingling and working on the exterior decking.  Rough plumbing and heating and electrical all complete. Insulation and drywall coming up next.
